The Greater Omaha Economic Development Partnership and the City of Omaha commissioned a proactive study of the North Downtown area. This study area is bounded by the Qwest Center Omaha on the east, Creighton University on the west, Interstate 480 on the South and Seward Street on the North.

Over the course of the next several years, North Downtown will evolve into one of Greater Omaha’s most exciting and active urban neighborhoods. The new, pedestrian-oriented development will encourage a variety of users, mixed both horizontally and vertically with restaurants and retail on the first level and office and residential space on upper floors. It will encourage a variety of income levels, from students and young professionals, to corporate executives and empty nesters and will develop around two main corridors. One will move north-south and the other east-west. At the intersection will be a large pioneering project or land use anchor, such as a community ballpark, museum district, multi-block residential project, artist live/work district, office/light industrial district or corporate headquarters/urban office park suite.
